Shin-Okubo Korea Town vs Shiba Park

Hello, we are trying ro decide between two locations for our Tokyo stay in January. Travelling with 2 teenagers and have 5 nights before flying out of Haneda.

We are planning to visit Harjuku, park near Shinjaku, Team Labs, Asakusa shrines, Harajuku and Shibuya.
We were hoping to get a Tokyo subway pass or similar to get around cheaply and conveniently.

We are.plannimg on taking a day trio to Nikko and a day trip to Fuji Q Highlands.

Option 1 = Shin-Okubo Korea Town - 2 bedroom AirBnB apartment. 5 mins walk from
Shin-Okubo station and 15 min walk to Shinjuku station. This will be a livlier area.

Option 2- Shiba Park area in Mintao city. Staying in a triple room at Dhiba Patk Hotel . This seems a good hotel and we can leave our bags while waiting for late night flight from Haneda. I can see also many subway stops around.

Generally I would say that hotels are better quality than Airbnb in Japan.
